Installation / Structure
Here at Bear, we offer three types of garden room builds to suit your needs and requirements:
1. Ground screws and steel frame cassette construction:
No digging required, as our high-tech system involves a number of large screws driven into the ground, with a robust structure fixed to them and then built upon. This system is our most popular and is what I would always recommend you choose. It’s eco-friendly with no removal of ground waste.
2. Concrete base and steel frame cassette construction:
This offers a slightly cheaper alternative to the screws and provides a solid base to build off. You may already have a base at your property on which you would like us to build. We would need to conduct a few ground tests to determine if it is strong enough for your room to be installed on.
3. Ground screws or concrete base and timber frame:
Similar to the above, the screws will be slightly higher in price than the concrete base. This option involves a frame consisting of timber. It is slightly cheaper and depends on your personal preference for your build.
All Structural Builds
- fully insulated floor frames ( celotex)
- fully insulated wall frames
- Water tight breathable membrane underneath floor boards
- 22mm tongue and grove floor boards ( water resistant)
- 18mm tongue and grove roof boards
- Water tight breathable membrane underneath roof boards
- Ply osb boards wrapping the outside frame cassettes.
- Water tight breathable membrane over osb ply boards
- Choice of cladding by yourself on build ( prices vary on personal preference)
- EPDM rubber roof system to roof
- Full gutter and down pipe system at back of build to take away rain water
Interior
- Walls fully insulated with 100mm rockwoll
- Walls and celling extra insulation over frames with celotex
- Walls and ceiling plaster boarded
- Walls and ceiling plastered
- Choice of laminate/ LVT flooring by yourself ( price varies on personal choice)
- Skirting boards and any wood works to take place
- Choice of by-folding doors/ sliding-doors/ French doors or a secret door (price varies on personal choice)
- All electric works undertaken with wall sockets, spot lights inside and on outside of your room. (room sizes will be allocated a certain amount within cost. You can always add more at a small cost)
- Internet installed (extra cost)
- Fully decorated to a white finish
- A final bead of Mastic to finish your dream garden room project
